Compliance

Want to manage your own transactions but hate the paperwork? Or have a small deal, referral, or lease that you need to submit to your brokerage for payment? Let us help with our compliance package.

What’s included?

  • Contract receipt and review within 1-2 business days

  • TC will notify the client of any missing items/errors after the initial review

  • TC and the client will work together to gather any missing information, signatures, initials or documents

  • TC will submit the file to brokerage compliance for review

  • TC will review for brokerage compliance approval (TC will follow up with the client if additional information, corrections, signatures, initials, or items are needed and

    resubmit for approval until compliance is met)

  • TC will send CDA to the client for approval

  • TC will send CDA to the title company/escrow officer once approved

  • TC will upload closing documents/close out the file in the brokerage compliance system upon closing and funding

    Our compliance service is currently offered at $150 per transaction.

    **For best service, please send files at least 7-10 business days before closing.

    **This service does not include any communication or coordination with parties to the transaction such as the lender, title company, other agent, buyers, or sellers.

Contract to Close

Our traditional, contract to close concierge service. If you are looking for more of your time back and to stop living in your email inbox, this is the service for you!

What’s included?

  • Contract receipt and initial communication with all parties sent out within 1 business day

  • Email introductions to all transactions parties, including but not limited to: Buyer/Seller, Lender, Title/Escrow, Other Agents and coordinators 

  • Contract review 

  • Uploading of documents to brokerage compliance system 

  • Assist with delivery of earnest/option money if needed

  • Confirm receipt of earnest/option money 

  • Distribute any amendments/documents to all parties 

  • Keep agent informed of transaction deadlines per contract

  • Follow up with lender (if applicable) on status of financing and appraisal 

  • Follow up with title/escrow agent on status of file 

  • Submit file to brokerage compliance for approval 

  • Assist with scheduling final walkthrough 

  • Scheduling closing 

  • Communicating closing details and updates to Buyer/Seller

  • Following up on status of repairs/gathering repair receipts and distributing to Buyer/Seller 

  • Ensure compliance approval 

  • Send CDA to title company/escrow agent 

  • Assist with ordering survey (If applicable)

  • Assist with ordering HOA documents (if applicable)

  • Send congratulations/thank you email to Buyer/Seller 

  • Upload closing documents to brokerage compliance system/close out file in brokerage compliance system 

Our comprehensive contract-to-close service is currently offered at $375 per transaction.

Listing Coordination
